Huntsville’s First Green Development Reveals Concerns of Green Home Buyers and Developers

Huntsville’s First Green Development Reveals Concerns of Green Home Buyers and Developers

Huntsville, AL (PRWEB) July 15, 2008

Demand for green homes is slowly growing and becoming mainstream nationally. Based on current research, there seems to be three primary motivators driving demand for green homes: 1) environmental responsibility, 2) saving energy, and 3) improved health benefits. More than 36% of home buyers stated one of these three factors as part of their overall decision making in choosing a new home. Green housing is also trending toward more compact higher density developments to reduce vehicle use. This of course is a natural trend with rising fuel costs

Going green is a new cliché everyone is buzzing about, but there is much more to it. Many people think of improved energy efficiency with insulation, hvac systems, and new windows. For example, one writer recently mentioned planting a thermal tree next to his house. It can help your home stay cool from the hot summer sun and break the harsh winter winds. Green construction standards have so many more variables like ways to recycle water from your laundry, solar water heaters, and other specific construction standards. Green housing is defined as homes containing 3 to 5 features of these NAHB Green Standards: 1) Energy Efficiency, 2) Indoor Air Quality, 3) Water Efficiency, 4) Resource Efficiency, and 5) Site Management.

“This industry is ready to go from the sideline of the housing market to the mainstream”, stated Bob Spence of Love Development. Spence is a managing partner of Love Development. Spence explained how they have been working with the city of Huntsville Alabama for two years toward pre-planning and development of Inspiration On Green Mountain. Inspiration will be a one of a kind project in the Huntsville Alabama real estate market. This Huntsville Green development will address a large portion of the NAHB Green Standards. “We feel that saving the trees through site management is a very important feature”, Spence said. They are also establishing green standards in their homes for energy efficiency and indoor air quality.

A development must have a sustainable approach. It may be a PUD (planned unit development) or TND (traditional neighborhood development. In all forms of Green development land use, site planning and building are all very important. In the planning process land-use must be given top priority if things are to be done in an environmentally sound way.

There has been a fear in the construction industry that Green Building will mean delays and higher costs. Developers mention these as their greatest concerns. Until now there hasn’t been a strong market for the average developer because the Green buyer has not been an average buyer. Developers can produce cost effective Green Homes.

Buyers understand the growing need of being environmentally conscious. This awareness means we will see significant change in the lifestyle of each Americans. Recycling water, transportation, heating/cooling, and overall fuel usage are becoming issues we must deal with now, not in the future. Green Homes are a great start but not the end.

Alabama Waterfront Hunting And Timberland, Florida Recreational And Development Land To Be Auctioned On March 6

Gadsden, AL (Vocus) February 23, 2010

Approximately 553± acres of timberland in Crenshaw County, Ala., will be auctioned at a real estate auction on March 6 at the Oakwood Lodge in Andalusia, Ala., through J. P. King Auction Company, the nation’s leading real estate auction marketing firm. Approximately 367± acres of raw land in Holmes County, Fla., will be offered as well.

The Florida property, located just off County Road 179 and 10 miles from I-10, will be divided into seven tracts ranging from 34± to 103± acres, while the Alabama property is divided into 10 tracts along the Conecuh River. Located near the town of Brantley, the Alabama property has 2.25± miles of river frontage.

“The Alabama property is perfect for hunting and timber purposes,” said Craig King, president and CEO of J. P. King Auction Co. “It is a prime recreational-timberland property that is not only stunning, but is also located along one of the few natural rivers remaining in the South.”

The 10 tracts range from 38± to 80± acres and include internal roads that provide easy accessibility throughout the property. Located just 40 miles south of Montgomery and 90 minutes from South Walton Beach, Fla., the property is valuable for its multi-purpose use and its convenience.

The timber includes 120± acres of towering 100-year-old Oaks, Magnolias and Cypress trees and 17-year-old planted pine trees. It contains everything wildlife needs, including food, water and shelter, making it ideal for hunting and also includes a convenient location.

“It is a unique tract, and, since the river runs crooked, there’s really about five or six miles of river frontage,” said Ted Vignola, the representative for Union Timber and Investment, who owns the property. “It’s just filled with all kinds of wildlife, especially deer, turkey and ducks, and the top tract is an excellent timber investment. It really is an outstanding property.”

The Florida property’s northernmost tract, which is 186± acres, could also serve as a timber investment.

“The property in Florida provides a fantastic opportunity to purchase land in Holmes County,” said King. “If offers great potential for a small farm of residential development.”

The auction will take place on March 6 at the Oakwoods Lodge, 13759 Brooklyn Road, Andalusia, Ala, at 11 a.m.

“We chose J. P. King to conduct this sale based on their proven tract record, and their honest reputation,” Vignola said. “They’re one of the best firms in the country.”

For more information about the upcoming auction, including maps and property information, individuals may contact J. P. King Auction Co. at 800.558.5464 or visit the company’s Web site at http://www.jpking.com.

Ferrari Capital Partners, LLC Makes Key Decision to Scale Back Proposed Real Estate Development Project in Semmes, Alabama

Ferrari Capital Partners, LLC Makes Key Decision to Scale Back Proposed Real Estate Development Project in Semmes, Alabama

MOBILE, Ala. (PRWEB) November 27, 2007

”Our goal is to provide high quality subdivisions that adhere to strict architectural standards with pool, clubhouse and playground amenities, at an affordable price point,” said Pete Ferrari, Managing Partner.

Originally, the entire 226 acre parcel, of which the 60 acre tract is a part, was slated for 523 lots with three varying lot sizes to be developed over 4.5 years. Home prices would range from $ 130,000 to over $ 300,000. Before the decision was made to develop the property in isolated pieces, Ferrari Capital Partners had obtained documentation from Volkert & Associates, Inc., a top engineering/consulting firm in the United States, regarding the 3 proposed entrances; “The three entrances provided would provide excellent access for Hopkinton Estates to major north-south and east-west roadways in Mobile,” wrote David Webber, a Vice President with Volkert. Ferrari Capital Partners had also pledged to provide off-site sewer treatment through South Alabama Utilities, a costly alternative to providing sewer capacity, in order to further protect the local watershed.

“After collaborating with the City Planning Staff regarding this particular subdivision, we felt that the appropriate course of action was to propose smaller configurations as we seek to develop this property,” said Sam Haginas, President of Ferrari Capital Partners. Mr. Ferrari and Mr. Haginas stated pointedly that the City Staff has full authority to recommend for approval or denial to the P&Z Commission and they respect any outcome that is decreed.

“I believe Ferrari Capital Partners, in scaling back the size of the development, is striving to alleviate the concerns of both the Mobile City Planning Commission and the Semmes community,” said Attorney Jim Atchison, of The Atchison Firm, P.C.

The proposed Single Family Home development will be voted on during a public meeting on December 20, 2007.

Mobile Works President Sydney Raine Receives State Of Alabama Workforce Development Partners In Progress Award-Raine Received Award for Work in Providing Disaster Relief Jobs in the City Of Mobile, Mobile County and Other Local Municipalities

MOBILE, AL (PRWEB) November 14, 2004

Mobile Works Inc. announced that Mobile Works President Sydney Raine received the Partners In Progress Award for his work in both securing $ 407,418 in national emergency grant monies from the U.S. Department of Labor to provide temporary jobs for the City of Mobile, Mobile County and other municipalities within the county of Mobile for Hurricane Ivan disaster relief—and in using the monies to quickly implement actual jobs for Mobile area workers.

The Partners in Progress Award was presented to Raine by Dr. Tim Alford, Director of Workforce Development for the State of Alabama, on Thursday, November 4, 2004. Dr. Alford presented the award to Raine at a ceremony held at the State of Alabama Workforce Development Conference, which was held from November 3-5 in Birmingham. The award honors business, government and cultural leaders for making progress in workforce development a priority within their organizations and within their local Alabama communities.

Raine worked quickly with officials from the City of Mobile, Mobile County and several other municipalities in Mobile County to secure their agreement to provide jobs to local workers to aid in hurricane cleanup.

Within one week of notification of receipt of the grant monies, Raine’s quick action ensured that 77 jobs were filled throughout the greater Mobile area—out of the 105 jobs that could have been funded with the grant, for nearly 75% implementation. What makes this unique is that Raine spearheaded an effort that made Mobile the only county in the state to actually take advantage of the $ 7.5 million grant made available to Alabama by the Department of Labor for Hurricane Ivan disaster relief throughout the entire state.

“I am honored and privileged to accept this award, but this Partners in Progress Award really recognizes the dedication of the Mobile Works staff and the spirit of cooperation given to me by the City of Mobile, Mobile County and our other local municipalities,” said Raine. “They were truly our partners in this endeavor and the real winners were the jobseekers. We look forward to continued partnership with every entity involved.”

Mobile Works Inc., a local partnership of business, education, labor and community leaders, provides businesses with training, leadership, labor market information and employment programs designed to stimulate local business by meeting the needs of Mobile area businesses while increasing the available labor pool of skilled jobseekers in the Mobile area.

Since its inception in 2000, the group has invested more than $ 19 million overall to support Mobile area job and educational programs. In addition, in the 2004-2005 fiscal year alone, Mobile Works will invest nearly $ 4.9 million dollars in jobs, training and economic initiatives for all of Mobile County.

Inspiration on Green Mountain, A Huntsville Alabama Green Development

Inspiration on Green Mountain, A Huntsville Alabama Green Development

Inspiration on Green Mountain Logo

Huntsville, AL (PRWEB) January 1, 2008

Located in Southeast Huntsville on Green Mountain, Inspiration on Green Mountain will be Huntsville’s first NAHB (National Association of Home Builders) certified Green Development. The project will have grand mountain views and feature some of the last remaining bluff views of the valley below.

What is Green? This is the biggest question when people first hear of it. Green is really environmentally friendly homes with all aspects of the grounds, construction methods, features and amenities designed to be environmentally healthier. Green development methods reduce the impact that construction has on an area. These practices go beyond average conservation efforts and take into consideration nature with attempting to leave many of the natural resources in place. Think of it as trying to form a house to its environment instead of just scraping and leveling the land to make it easier for construction. Most people look for more ‘house’ for the money. What if you got less square feet but you could help the environment, reduce your power bills, use environmentally safe materials, reduce the impact on the building site, and leave a healthier place for your family? That was the question posed to me by Bob Spence, General Manager of Love Development Alabama.

Love Development of Alabama will be carefully selecting architects, builders and contractors who understand and share this vision. There are doom and gloomers out there who go to far about the environment. What about sensibility for our environment? This country was built by the preceding generations who wanted to make it better for our generation. This is the philosophy of the developer and this development will be built by those who want to improve the area for those to come.

“Simply put, we will blend the best of yesterday’s traditions with the needs of today’s lifestyles”, stated Spence. This community will offer all the features to fit your needs.. In phase one of the project there will be approximately thirty three home sites released. Construction is slated to begin in February 2008. Inspiration on Green Mountain will be one of Huntsville Alabama Real Estate premier neighborhoods. It will feature builders and architects who have experience in The Ledge’s and Providence.
