Smith Lake is Rapidly Becoming the Premier Lakefront Property, Anticipated by So Many People for Years

Union Grove, AL (PRWEB) May 17, 2006

“Smith Lake is now seeing tremendous growth”, said Angela Treadway owner and co-developer at Emerald Valley Estates. A gorgeous new premiere Smith Lake lakefront development just released. “You cannot find better priced lakefront property anywhere in the country. You can buy one of our lots and build a lake house and still be under $ 500,000. As a developer I know what is happening on this lake. We are just now on the front end of the boom. Now is the time to invest anywhere on Smith Lake. These prices will not last.” continued Treadway.

Additionally, Grandview Resort is another new lakefront development. Angela Treadway consulted on the initial setup, marketing, layout and design of this project and after the first two weeks building one is sold out! This new resort will be a gated community, with one hundred luxury condo units, outdoor water park, large balconies, private marina and a lakeside terrace. From the moment you drive through the gated entrance you will see the stunning views of the clear emerald green waters. “When coming to Grandview plan to relax, unwind and enjoy nature’s beauty” added Treadway.

Smith Lake is a manmade wonder with over 500 miles of shoreline covering more than 21,000 acres. It is one of the deepest lakes in America with water depths of over 200 feet and was recently named the 3rd cleanest Lake in America. It covers portions of three Alabama counties: Cullman, Walker, and Winston. Smith Lake is an excellent fishing lake drawing fishermen from all over the southeast. Five World Fishing records have been established on Smith Lake and several champion fishing tournaments are held on the lake each year. One of the biggest drawing points about Smith Lake is its location.

Located in north western Alabama, Smith Lake is less than 1 hour from Birmingham, Huntsville and Tupelo, 2½ hours from Nashville, 3 hours from Memphis and Atlanta and 1½ hours from Gadsden, Alabama. Smith Lake is located in a tremendous growth corridor and is in a prime position to continue to experience exponential growth. Based on growth figures this region of the country is expected to grow by 15.8% into 2009.

Lewis Smith Lake an Alabama Hidden Paradise

Lewis Smith Lake an Alabama Hidden Paradise

Union Grove, AL (PRWEB) April 16, 2007

10Fold Development to release only fifty units in phase one of Boardwalk on Smith Lake. “Dubbed as ‘Smith Lake Paradise’, Condos is the place to escape,” states Sandra Echols of 10Fold Development.

I spent several hours with the 10Fold Development team. Especially Angela Privett Treadway, lakefront property, condo marketing expert, and partner in the development. Angela gave me the complete vision. A private gated community, this will be the finest planned community on Smith Lake. As we continued our review with Angela she added, “Occasionally a special place of this magnitude emerges presenting the opportunity for something of extraordinary inspiration, this is it.”

Smith Lake has been an undiscovered paradise bordering the Bankhead National Forest since its creation by Alabama Power in the 1950′s. This real estate has now been found and property is being purchased in large tracts for development by land groups and developers. Houses, condos, planned communities and resorts are beginning to populate the banks of this once private hideaway. The lake crosses into three north Alabama Counties: Cullman, Walker, and Winston; with a majority of 500 plus miles of shoreline in Winston County.

Views from the units will be unbelievable. One can enjoy evening pathway-lighted lakeside walks. You can just hear the crickets chirping right at dusk, with the reflection of the orange-red sky spanning the lake as the day ends. The the light waves are slapping against the shore from passing boats with the creaking of the boat dock swaying with the water. This is what I picture from the vision supplied by the 10fold team.

The Boardwalk offers residence exclusive use of the boat launch, boat slips, lake view observation decks, and clubhouse. A community clubhouse provides a spacious and comfortable atmosphere for family events, parties, or even just a place to congregate and meet other home owners of the community. The Clubhouse will sit directly at the lakes edge over looking the Olympic size pool. Here too, residents are offered unobstructed views of Smith Lake

Pirvett and Associates Marketing Moves to Smith Lake

Pirvett and Associates Marketing Moves to Smith Lake

Arley, AL (PRWEB) November 2, 2007

Privett and Associates, owned by Angela Treadway, has joined All Four Real Estate, Inc. in promoting and selling properties in the Cullman, Jasper and Arley areas. Privett and Associates marketing has specialized in pre-construction condos, new construction homes and waterfront properties for several years across the south east.

The east Tennessee market, home of the firm, has been good for Privett and Associates. However, as markets change, companies must change too. “We have decided to relocate to Alabama for several reasons”, stated Treadway. The biggest one is opportunity. Treadway not only plans to sell properties in Alabama she is guiding her company on the road to invest as well. Many of their investments have been lakefront lots on Lewis Smith Lake and additional plans are being drawn up for the future.

lakefront property continues to grow in popularity. Buyers from all of over the country are purchasing lakefront homes and lots. Home sales have increased better than 30% in total number of homes sold from 2006- 2007. Even though total numbers of lot sales have decreased due to an increase in lot availability, purchasing a lakefront lot for investment or personal use is still a great investment opportunity. Land and home appreciation has drastically increased over the past 5 years and is expected to continue for many years to come.

Land development companies from across the south east have found Smith Lake property to be the ideal location for the development of lakefront communities. Parcels from 10 acres to 1500 acres have been recently purchased and are in various development stages in Cullman, Walker and Winston Co.

Market Trend Shown During Auction at Smith Lake Development Emerald Valley Estates

Market Trend Shown During Auction at Smith Lake Development Emerald Valley Estates

Huntsville, AL (PRWEB) September 24, 2007

An absolute auction was held at Emerald Valley Estates on Smith Lake in Alabama. “We are feeling the shift to a buyers’ market on Smith Lake,” stated Justin Dyar, a Realtor in the area. At the auction twenty lots were to be auctioned absolute regardless of price. Savvy builders and investors were on hand. Many lots were sold at a 50 percent discount. “This is the time for the smart buy,” Dyar also told us. Prices have risen dramatically from 2004 through 2007.

“We have noticed a big downward trend in internet leads for Smith Lake Property,” reported by the owner of CondosandResorts.com. According to them the leads began trailing off in early March; the time in which the lakefront market should have been firing up. It was likely the early stages of the real estate slump felt over the summer. With the rise of waterfront property values in the Southeast, lakefront property in northern Alabama still remains an affordable place to purchase waterfront property as compared to other resort destinations in the area. On average, vacant waterfront lots on Smith Lake are selling for $ 1,200-$ 2,000 per waterfront foot, where other lakes in the southeast are selling for twice that amount.

Many new developments are taking place on the lake each year; including garden homes, condos and new waterfront subdivisions. Most of these developments have easy access from Interstate 65 on the East side of Smith Lake. Most buyers of waterfront property desire a low maintenance property allowing the enjoyment of the water as much as possible. Several new homes on the lake are designed with minimal yard maintenance and lots of natural landscaping. Most developments have 15 to 50 vacant lots available upon initial offering. At this time, no subdivision on Smith Lake requires owners to build at a certain time. So, buy the property now, and build when the time is right. Many will buy a vacant waterfront lot intending to build 5 to 20 years out. There is a migration of people who own Huntsville Alabama Real Estate and Huntsville Homes for sale, mainly for second homes and vacation homes.

The market slow down we have seen in the last six months is just a correction in the market. The market will settle over the winter and likely return in the spring of 2008. For the lakefront bargain hunter Smith Lake offers a solid investment, price, seclusion, nature and fun.

Local Developer Defies Real Estate Market

With Affordable Vacation Homes on Lake Seminole

In The COVE At Trail’s End Resort & Marina™

http://www.teresort.com

By John Beyers

With all the talk about how bad the real estate market is around the country there are a few bright spots to be found. One gem is located right on the banks of 38,000 acre Lake Seminole along the Chattahoochee River, in the COVE at Trail’s End Resort and Marina™.

Lucas Stewart, CEO, has taken the concept of lakeside property to a whole new level without the incredible costs usually associated with owning waterfront property.

Through hard work, ingenuity and determination, Mr. Stewart has created a mini real-estate boom in a gorgeous section of Southwest Georgia by developing a luxury houseboat community in a full service marina that has direct access to the Gulf of Mexico.

Located an hour and a half from Valdosta, the COVE at Trail’s End Resort has experienced explosive growth at the same time as the real estate market has witnessed serious lulls and slashed prices.

As the COVE rapidly sells out of mooring slips, current houseboat owners are enjoying huge percentage spikes in equity. The COVE features Harbor Homes™ luxury houseboats.

The COVE has only 61 remaining slips available and Phase 1 sold out in just 14 weeks. Phase 2 had its grand opening and units are now being reserved. Once this phase closes the COVE will be nearly half occupied with ownership expecting closeout to occur within the year at this pace.

Since the Army Corps of Engineers oversees the pristine waterways in and around Trail’s End Resort, there will not be any expansion of the development, thus protecting the houseboat owners’ investment and equity appreciation.

Compared to the price of land along the river with the attendant costs of developing the property if even allowed, a buyer could expect to spend well over $250,000. Harbor Homes™ luxury houseboats, which start at just $149,900* at the COVE, has made it affordable and desirable to have your vacation home on the water at Trail’s End Resort.

Asked about the novelty of the luxury houseboat concept, Mr. Stewart replied, “It is actually more of a reflection of what has been happening in the boating industry. For years, there has a been a shift towards non-propulsioned units and floating communities.”

“We are one of the nations first and foremost proponents for establishing a nationwide dealer network to sell and service luxury houseboats into existing marinas and for sale onto private lakes and waterways.”

“The entire Harbor Homes™ concept is not unique, but our execution has been unparalleled. We already have nearly a dozen dealers who will be building large scale houseboat developments across the country. It is a form of homebuilding whose time has come. People familiar with older style, tiny houseboats, what you could call ‘toy homes’ are about to be impressed.”

The two most prominent features about Harbor Homes™ houseboats are the outstanding size and value of the homes. There are also a lot of benefits and advantages to owning a houseboat that overshadow cabins, lodges, lakeside homes, and other types of property.

First, a Harbor Homes houseboat is built as a marine, seaworthy craft (U.S. Coast Guard inspected) on a large three bulkhead system for the hull, which allows the placement of a very large footprint home above.

The houseboats at the COVE are all 850 square feet for the base. Unlike cramped pleasure craft, Harbor Homes™ luxury houseboats offer normal sized rooms including full living and dining areas, a complete kitchen with regular warranted appliances, full bathrooms, or a second private commode, a full stateroom that fits a queen or even a king bed, and children’s bunk stateroom.

Every luxury houseboat has a private deck on the stern outside the master stateroom, where parents can relax alone. The units also feature a forward deck which can either be open air, screened-in, glass-enclosed, or can support a second story sundeck with spiral staircase. With the addition of a swim platform on the front owners can easily dock other fishing boats for quick access and immediate launching.

The COVE has transformed a hidden riverside jewel into what is now being called Lake Seminole’s premiere family destination.

Complete with a brand new private pool and clubhouse, children’s play area, community party room, and floating tiki huts, Trail’s End Resort and Marina™, online at www.teresort.com, has a long list of amenities that make owning a luxury houseboat there even more appealing.

From the hot tub to the huge flat screen TV in the community party room, owners will have access to a full kitchen, laundry, showers, game room with a pool table, air hockey and even a business conference center. With nature trails, a volleyball court, a full restaurant – Pop’s Dockside Grill and Raw Bar, and the General store for groceries and licenses, the COVE has everything you want or need to play or relax. They even rent pontoon boats, paddle boats, and have covered boat slips with water and electric for cleanup.

Mr. Stewart stated, “In years past, guys would go off hunting or fishing without their families. Now with award winning fishing and hunting right here on Lake Seminole, we have established an all-inclusive resort atmosphere.”

“In addition to the luxury houseboats for sale, with the upscale cabins on-site for rent, the modern RV park with full hookups and the rustic camping, Trail’s End Resort can accommodate family renunions, corporate functions, fishing and hunting clubs and all kinds of other groups.”

“What we have created here at the COVE is a product and an atmosphere where the entire family can vacation every weekend, feel comfortable, pampered and truly enjoy the outdoors in a whole new way. We have families going fishing now, cruising, and relaxing all in a manicured setting. We also offer picnic tables, hammocks and grills on-site so you can gather any time and have fun.”

“Often the entire neighborhood comes together for parties, picnics, or just to watch the spectacular nightly sunset across the Chattahoochee River from the houseboats.”

Visitors will notice as night falls, people line the docks, or sit on their decks sipping drinks and wrap themselves in the sounds of the evening. When the sun starts to slip below the horizon, fish bob to the surface of the lake to snap at a last meal, birds swarm in coordinated droves along the waterway and catch the air currents as they fly home to rest for the night.

The total peace and serenity of the COVE cannot be matched. Because of its location at the end of Georgia Highway 253, this private, gated community is the end of the line at the riverbank, and the beginning of paradise. Bordering a wildlife refuge, you won’t hear or see another soul as the evening takes over. No city lights, no extraneous noise.

You really are back to nature, while enjoying the totally modern comforts of a luxury houseboat. It is the best of both worlds.

The resort manager, David Allen, told us about some of the advantages to ownership.

“What buyers have to realize is that owning a luxury houseboat here is a win-win situation. Not only do you get the full deduction tax advantage offered by the IRS, as a second vacation home, you can also deduct the houseboat under your business as an expense if applicable.”

“Harbor Homes™ houseboats are truly marine worthy boats that can cruise the river at 11mph with the optional engine package. They don’t have property taxes like waterfront real estate and you don’t have to spend a quarter million dollars for a tiny spit of land at water’s edge.”

“The way the COVE is set up you get all your utilities and the amenities included in one low monthly mooring fee. Currently an owner pays less than $300 and gets their water, sewer, metered electric, cable television with 48 channels, WIFI internet and access to everything else at the resort! Other marinas charge more than twice that just to moor your houseboat and you get none of your utilities. We’ve made this as attractive as it can be.”

“Also, owners have to remember, we have a rental reservations system in place with on-site property management. That means if they choose to rent out their houseboat they can recoup the entire monthly cost of owning the unit all year!”

“We’ll handle the check-in, check-out and cleanup, and you never have to worry about your home. Our staff does the grounds maintenance so unlike owning a lake cabin, you don’t have to show up on Friday night and mow the lawn or pick weeds. Once you get here all you HAVE to do is relax.”

Also the COVE at Trail’s End recently contracted with fishing professional, Paul Tyre, to act as the spokesperson to the professional bass fishing community. Paul has participated in tournaments all over the country. When he is not touring he is available as a fishing guide. Just ask the manager about booking.

Grant Nichols, National Sales Director for Harbor Homes™ and Valdosta native told us, “The COVE represents the wave of the future. Right now, you can afford a slice of vacation paradise right on the river. But we encourage potential buyers to act soon, because prices on the houseboats are only going up and the number of slips is going down.”

“When you compare a Harbor Homes™ luxury houseboat for fit, finish and quality of construction to any other houseboat on the market, you will note two very important things: One, our units have many features standard that others consider options, and two, our indoor construction facility helps preserve the materials that go into your new home so we deliver a top notch product at a price that is less than HALF of other custom models.”

“Owners get to choose from various floor plans, colors for the interior and exterior and even other items, to create a completely unique home on the water.”

All of the manufacturer’s construction specs, photographs and options are online at www.harborhouseboats.com.

“A Harbor Homes™ luxury houseboat is the premiere investment opportunity in a sour market, and the COVE at Trail’s End Resort and Marina is the prime place to join the future – a secure, gated floating vacation community you can call your home away from home.”

To reserve your spot for a private tour you can reach the sales office at the COVE direct at 888-577-4562 or fill out a tour request at www.teresort.com.

The resort is open every day.

The Venerable Shoal Lake Alabama Golf Course

Friday, May 28th, 2010

Shoal Creek in Birmingham Alabama is very much off the “beaten track” when it comes to golfing tournament play. Indeed, in terms of the sport of golf’s historical record, it was quite a surprise when the Professional Golfers Association (PGA), chose Shoal Creek to host their championship in 1984. Indeed this was the first time that any “Tour Event” had been held in the state of Alabama, then, since the 1960′s.

Overall it can be said that the Shoal Creek golfing course, at that point in time, was a relatively new one but had risen most rapidly in esteem and reputation. Good news and information about challenging and upcoming golf courses travels quickly in the duffer’s crowd, the serious golfers “grapevine”.

Why was this course chosen then? To put it simply , Jack Nicklaus , Hall Thompson , who after all was a Augusta member, had bought some land for a golf course and a select housing development some 25 miles ( 40 km) south of Birmingham Alabama , and looking for a course architect , was advised to try Nicklaus. Nicklaus not a legend yet, indeed was at an early stage of his future renown was taken physically to the site to help assess its merits. At that point the areas that would become the venerable Shoal Creek links were little more than a rocky and forested landscape – waiting for the golf gods to create and develop it to greatness.

The results contain many of Nicklaus past and even future golf links “trademarks”. Many of the shots are slightly downhill. The shot to the green always allows a most clear view of the flag. Another interesting if not standard and notable feature is that the entire pars 5 generally seem to all be over the 500 yards (460 meter) ranges. For example the 6′Th, at 554 long yards (507 m), is the longest. Highly rated tournament players can reach and cover this in two shots. The 11′Th hole is a good example of this. Anything short to the left, right or front will find the shallow, but broad creek of water. If not these challenging areas, you can bet that the sand bunkers will catch most of the shots that you play, that are not of the highest or most consistent quality.

On the whole courses, the par 4′s are perhaps the most severe as well as demanding “test”. Eight of these are over 400 yards themselves (335 meters), of which four are around 450 yards. Only one par 4 is shorter than 400 yards, the 14th. Yet this 14′Th hole is scarcely of drive and pitch length. On top of that there is a lake confronting the tee shot. Don’t count out the 4; Th hole. The black humor is that while there is not a single bunker on the hole, that Nicklaus placed a most challenging grassy hollow in front of the green area itself, reckoning that good players after all would find sand itself a lot easier to play from.

All in all it can more than said, that the reputation of the venerable golf links at Shoal Creek Alabama is more than deserved and well earned. A round of golf, or series of events played at Shoal Creek will long be held in the pleasant memories section of most in the golfing crowd lucky and privileged enough to play “Shoal Creek”.
