On the Rayonier site, sportsmen and sportswomen can quickly locate available hunting land in Alabama, Florida, Georgia, Oklahoma and Texas where the timber company manages forestland to Sustainable Forestry Initiative® guidelines. Since Rayonier manages timberland with attention to sustainability, and their lands have a range of forest maturity and density, quality habitat exists for a wide array of wildlife.

Once a tract has been selected, online auction technology assists the hunter in securing a competitive price for their annual agreement. Hunters and hunt clubs can set their price limits for bidding as they compete for exclusive hunting rights for the 2008-2009 season. Minimum bids per acre vary depending on habitat features, accessibility, and the variety and number of game species. Online bidding begins June 15, 2008 and continues through July 31, 2008.

On Rayonier’s Southern timberlands, deer hunting and turkey hunting are especially popular, with bear hunting and hog hunting as regional favorites. Rayonier plans to add online access to its New York lands in 2009, making it easier to search for lands where hunters can pursue Northern big game.

“We expect to have more than 250,000 acres of land available for licensing this season, with a broad selection of locations,” said Larry Davis, director of Eastern Forest Resources for Rayonier. Renewals of existing agreements secured the balance of the company’s huntable acres during last month’s online renewal process.

Nevertheless, the amount of land available to bid this year is unprecedented for Rayonier, according to Davis. “We completed full land-use studies on all our forests this year, and opened up new areas for individual hunters as well as clubs.” New this year are several tracts in the 1,000 acre range sought by individuals and families. “We think these smaller sites will be affordable to more people, and will encourage families and small groups to enjoy hunting, too,” Davis said.

Unlike reports of sales or permit applications, this list reflects where people are searching for real estate. It can indicate where the next moves may be.

“The top ten list is always an interesting report. We usually see the big states in the list, but the remaining members of the list are often a surprise,” comments Heath Coker, site manager. The top ten report is not an indicator of a positive or negative real estate market for any state, but is an indicator of Internet search interest. For example, the mid-year 2007 report interestingly includes Michigan. This inclusion is interesting because Detroit has recently been in the news as having more than its share of foreclosures.

The top ten list may be an indicator of future closings. “There has to be a buyer in order for someone to sell, and even in markets that are not appreciating, buyers can find good values,” says Coker. “Being on the list indicates that people have an interest in real estate there.”

While media reports are mixed about whether investing in real estate is back on the upswing, some areas steadily improve. The number of opportunists looking for a foreclosed “steal of a deal” is increasing, but there are other markets that are still appreciating. Clint Simpson of Greenwood King in Houston says, “The houses here sell fast and we typically have bidding wars that result in a sale above list. All indications are that our market will be strong for the next few years.”
